Who It's For

Who this service is for

Made for

  • Vendors preparing a property with a pool for market
  • Buyers doing due diligence before exchange
  • Agents who want the compliance box ticked early
  • Conveyancers managing contract conditions

When it may be required

  • Before listing a property with a pool or spa
  • Before exchange or during a cooling-off period
  • When a contract requires a valid certificate at settlement
  • When a buyer's building report has flagged the pool

On Site

What the inspector checks

  • The full compliance inspection, barrier, gates, latches, zones and signage
  • Certificate status and expiry on the relevant state register
  • Anything that could delay settlement, flagged with timeframes to fix

Outcomes

Pass or fail, you know where you stand

If your pool passes

Your certificate is issued and lodged, and you can hand a buyer a clean, current compliance document with the contract.

If it does not pass

You get an itemised report early enough to fix issues on your timeline, not the buyer's. Most rectifications are minor when caught before listing. Re-inspection of fixed items is $190.

Pricing

What it costs

Fixed prices, confirmed before we book. No hidden call-out fees.

Inspection & certificate

$350. Full compliance assessment, digital inspection report, and the certificate issued and lodged where the pool is compliant.

Re-inspection

$190. Re-check of the specific items listed on your non-compliance report once they are fixed, not a second full inspection fee.

Rectification and barrier repair work is quoted separately. Travel surcharges may apply for regional and rural bookings outside standard routes, confirmed at time of quote.

Where We Work

Areas covered

Queensland statewide from Cairns to the Gold Coast, Sydney and the Central Coast in New South Wales, and Melbourne and Geelong in Victoria.

Common Questions

Frequently asked questions

How early before listing should I book?

As soon as you decide to sell. Most issues are fixable within days, but barrier work can take longer, and you want it done before photography and open homes.

Can the buyer take on the compliance obligation instead?

In some states and contract types, yes, but it typically weakens your negotiating position and can discount your price by more than the cost of fixing the pool.

Do you work to settlement deadlines?

Yes. Agents and conveyancers get priority booking, tell us the settlement date up front and we will work backwards from it.

What if the pool fails close to settlement?

We prioritise the re-inspection once items are fixed. Call rather than email if you are inside two weeks from settlement.
