How certification works in New South Wales

The certificate

NSW pools are certified with a Certificate of Compliance issued after inspection against the Swimming Pools Act and the applicable barrier standard, then recorded on the NSW Swimming Pool Register.

When it is required

A valid certificate (or in some sales, a certificate of non-compliance passing the obligation to the buyer) is required to sell or lease a property with a pool or spa. New pools need certification at sign-off.

The register

All NSW pools must be registered on the state register. We confirm registration as part of every inspection and sort it if it has been missed.

What it costs

Fixed prices, confirmed before we book. No hidden call-out fees.

Inspection & certificate

$350. Full compliance assessment, digital inspection report, and the certificate issued and lodged where the pool is compliant.

Re-inspection

$190. Re-check of the specific items listed on your non-compliance report once they are fixed, not a second full inspection fee.

Rectification and barrier repair work is quoted separately. Travel surcharges may apply for regional and rural bookings outside standard routes, confirmed at time of quote.

Frequently asked questions

Can I sell with a non-compliant pool in NSW?

In certain sales you can pass the rectification obligation to the buyer, who then has a limited period to obtain compliance. It is rarely the strongest commercial move, we can talk you through both paths.

Does my rental property need a certificate?

Yes, a valid Certificate of Compliance is required before leasing a property with a pool or spa.

How fast can you inspect in Sydney?

Metro bookings are usually available within days, and agent or conveyancer jobs with settlement dates get priority.
