Queensland: short-stay usually means shared

In QLD, a pool used by short-term paying guests is generally treated as a shared pool, which means a Form 23 certificate valid for one year, not two. If you have been renewing on the two-year cycle since listing the property, you may already be out of date, check your certificate now.

NSW and Victoria

NSW requires a valid Certificate of Compliance to lease a property with a pool, and short-stay accommodation draws the same expectations from insurers and platforms. Victorian pools must be registered with council and hold a current Form 23 Certificate of Barrier Compliance on the four-year cycle, with guests in the mix, an expired certificate is not a paperwork problem, it is a liability problem.

Why hosts carry more risk than homeowners

  • Guests do not know the pool: where the gate is stiff, which door should stay shut, where the toddler can reach
  • Turnover is constant, and every changeover is a chance for a propped gate or a moved pot plant to sit unnoticed for a week
  • Insurers and platforms expect documented compliance, an incident with an expired certificate is the worst possible paperwork position

A practical host routine

  • Book the compliance inspection before peak season, not during it, inspector calendars fill from spring
  • Add a barrier walk to every changeover clean: gate self-closes and latches, nothing climbable against the fence, CPR sign in place
  • Put pool rules in the guest guide, including one line that matters most: never prop the gate
